The Ibeju-Lekki Investment Guide

Ibeju-Lekki has been the most talked-about corridor in Lagos property for a decade. Some of that talk is justified by infrastructure that now exists. Some of it is marketing. Here is how to tell the difference.

What is actually built

The corridor's case rests on projects that have moved from announcement to reality:

  • Dangote Refinery — commissioned in May 2023 in the Lekki Free Zone, and the largest single-train refinery in the world.
  • Lekki Deep Seaport — the deepest seaport in West Africa, drawing logistics, warehousing and haulage demand along the axis.
  • Lekki Free Trade Zone — the industrial anchor the other projects cluster around.
  • Lekki–Epe Expressway expansion — the dualisation that determines whether any of this is commutable.

Announced but not yet delivered: the proposed Lekki International Airport, and continuing phases of Alaro City and the Lagos Film City. Treat announced projects as upside, not as the basis of your decision.

What that has done to land values

Published estimates for the corridor vary widely, and you should be sceptical of the largest ones — many circulate in marketing material rather than research. Market analysts have reported annual appreciation broadly in the range of 18 to 35 percent on this axis, with sharper movement in micro-locations closest to the refinery and the seaport.

The honest framing: proximity to working infrastructure has rewarded patient holders. It is not a guarantee, it is not uniform across the axis, and anyone quoting you a precise future return is selling, not forecasting.

The risk nobody advertises

Title is the real hazard here, not price. A large share of land on this corridor sits under "excision in progress" or is offered on nothing more than a survey plan. Analysts covering the axis are consistent on the point: insist on a Certificate of Occupancy, a government allocation, or a verifiable gazette, and have your own lawyer confirm it at the registry.

The corridor's popularity is exactly why the fraud follows it.

How to choose within the axis

  • Distance to working infrastructure — proximity to what is finished matters more than proximity to what is announced.
  • Road access — a plot without a usable approach road is a plot you cannot develop or easily resell.
  • Ground condition — dry, buildable land, checked in the rainy season.
  • Site infrastructure — perimeter, gate house, internal roads and power determine whether you can build without doing the developer's job yourself.
  • Zoning — residential and commercial land behave differently. Buy the one that matches your intent.

Who this corridor suits

It suits a buyer with a multi-year horizon who is comfortable holding an undeveloped asset while the area matures. It does not suit anyone who needs liquidity within twelve months, or who is depending on a specific appreciation figure to make the numbers work.
